The arrangement
Who makes the kits
The kits are supplied by The Patio Factory, who have been building patios in Perth since 2004 and work out of a showroom at 6/117 Kurnall Road, Welshpool WA 6106. The steel is Australian BlueScope steel, in Colorbond finishes.
That track record is theirs, not ours — this site is new. We say so plainly because the alternative is letting somebody else’s twenty years read as though it belongs to us, and you would find out eventually.
What we do is put their kits in front of people who want to build one themselves, take the measurements, and get you a fixed price for the kit.How ordering works walks through that end to end.

Where the kits are made

This is the part worth knowing, and it is theirs to claim rather than ours: the steel in your kit is fabricated in their own Welshpool workshop rather than ordered in as parts and bolted together on site. It is cut to your measurements in that workshop before it goes on a truck.

Being clear about the second list saves everybody a wasted phone call.
We do
- Quote a fixed price on the kit from your measurements
- Cut every piece to your span before it ships
- Include engineer-rated plans and span tables
- Deliver flat-packed across Perth and regional WA
- Tell you when what you are asking for is not something a kit can do
We do not
- Install it — the building is yours, and that is where the saving is
- Lodge your council application, though the kit has the plans it needs
- Pour footings or do site works
- Supply timber; everything here is steel
- Publish a price list, because every kit is cut to a different span
The trade
Why a kit costs less
Installation is usually the biggest line on a patio quote. Take it out and what is left is steel, plans and freight.
That is the whole proposition, and it only works if you are willing to spend a weekend on it. If you are not, an installed build is the better buy and we would rather say that than sell you a pile of steel you never put up.
No installation bill
The labour is the line you are removing, and it is the biggest one.
Cut to your span
Nothing is fabricated on your driveway, and there are no offcuts you paid for.
Plans in the pack
Engineer-rated drawings and span tables, which is what council asks for.
